Wembley topped the list for house searches in the year to November 2022, with reiwa.com data showing there were over 38,000 searches for the suburb.

REIWA CEO Cath Hart said Wembley was a very desirable area, being a short drive from the beach and city, with easy access to public transport and in the catchment area for Bob Hawke and Shenton Colleges.

Residents also appreciated the proximity to local cafes, restaurants and small bars, the lakes and private schools.

Another part of its appeal was the proximity to Subiaco, which is undergoing significant redevelopment.

“Wembley understandably attracts a lot of attention; it’s a great community and has some very attractive homes,” Ms Hart said.

“Our members say it appeals to young families, but also medical professionals who like the proximity to the freeway for access to hospitals north and south.

“Demand has seen prices increase in the past two years, and this has had a ripple effect as people gravitate towards neighbouring suburbs that are more affordable.”

Ms Hart said Wembley also offered reasonably priced apartments and units that provided entry points to the area for first-home buyers and investors.

Lifestyle suburbs made up the majority of the list of most searched suburbs.

“Scarborough came in second place and it offers coastal living with attractions like the Sunset Markets, beachfront pool and foreshore,” Ms Hart said.

“Suburbs like Subiaco and Mount Lawley offer great inner-city lifestyles.

“These searches may not always translate into sales in those areas, but they show the features that buyers find attractive, such as proximity to schools, the beach or river, entertainment and dining precincts, and transport.

“People may not go through with a purchase in those suburbs for various reasons including affordability or availability of properties, but their initial search often leads them to neighbouring areas where they can still enjoy those lifestyle benefits.”
