Would you ever consider living in a one bedroom by one bathroom home? What is seen as a niche aspect of real estate is now becoming quite the trend.

Whether it's a financial benefit to you, or environmental, there are lots of positives about living in a smaller house, apartment or micro lot.

Jason Cooper of Stocker Preston real estate agency said he is seeing a shift towards downsizing and this "simpler" way of living.

"Tiny houses are the extreme, but it won't be long until it is considered mainstream," he said.

"People are moving away from 'consumption and having' to 'experiencing' and a home is no exception.

"People also have less time for the maintenance of larger properties."

Who said tiny houses can't be luxurious? In fact, they are more likely to be luxurious because there is less money spent on mass value and more money spent on special features and making it look good.

This property, listed by Jason Cooper, is a prime example of how spacious and modern a tiny house can be.

"With less invested in a big home, more can be spent on luxury, high spec features or fittings for example.

"You can also utilise every square inch of the house, wasting no space or features," Mr Cooper said.

This property, listed by Stefanie Dobro of White House Property Partners, is described as an "unexpected, minimalist white box that is a welcome surprise and a fine exercise in simplicity".

Mr Cooper said there were so many benefits to living the simpler way of life, which is demonstrated throughout the many features of this property and properties alike.

"Tiny houses are much cheaper to maintain and take minimal effort to look after. It's also very cost effective on your services, with a space like this being easier to cool or heat due to its size," Mr Cooper said.

3. 20 Ridgeview Close, Margaret River

This property listed by Space Real Estate, sits on a picturesque block on a quiet and private rural residential enclave.

Living in a tiny house like this also reduces your environmental footprint massively. Another notable advantage especially at a time when global warming is so topical.

Mr Cooper, who himself lives in a smaller house said opting for a one by one home meant he could live in a more desirable location on the beach.

"I would never have wanted a bigger house even if our budget allowed. We sold our three by two house over four years ago to downsize to the simpler life," he said.

While there a many benefits to living in a smaller house, it's not for everyone.

"Tiny homes are not suited to families with growing children. Generally, it's more suited to those looking not to have children, empty nesters or retirees.

"However, I deal with more and more families who are not chasing the big home that was popular just five or so years ago," Mr Cooper said.
